COST SEGREGATION
Valtec Associates Inc.'s cost segregation staff has the tax, cost accounting, and construction expertise required to develop fully documented reports which comply with the complex and often conflicting tax rules distinguishing Section 1245 and Section 1250 property. Our consultants perform detailed quantity take-offs from construction drawings and specifications during our engineering analysis. Our methodology is based on professional engineering and cost estimating procedures recognized by the Internal Revenue Service and the Tax Courts.
Our comprehensive cost segregation study includes the following steps:
- Discussions with the client's representatives concerning the purpose and function of the property.
- An Analysis of all construction and engineering drawings and specifications.
- An investigation of related cost data, including contractor applications for payment, change orders, purchase orders (or invoices) and other related project costs.
- An on-site visit and inspection of the subject property.
- An allocation of the indirect costs to the direct costs.
- An analysis of all the above data, resulting in identification of the tangible personal property, other tangible property, land improvements, and the assignment of the remaining costs to the real property building account.
